Property Acquisition

Our firm is actively seeking acquisitions of multi-family apartment complexes of 10 units or greater and multi-tenant properties in a multi-state area. 

The company is a long-term hold investor and will consider structures that minimize tax effects to sellers, such as Sec. 1031 tax-deferred exchanges, structured sales, and sale/leasebacks.  We have expert tax advisors which specialize in real estate taxation available for referral.  We will deal directly with owners, principals and/or their representatives, and protect all brokerage commission agreements.

We typically require a due diligence period of 45-60 days, with closing 30-45 days after acceptance of due diligence.

The principals of the firm conduct the due diligence personally, and will work directly with you or your designated representatives to provide direct lines of communications during the purchase process.  Over our years of experience we have developed a systematic approach to analyzing properties quickly and efficiently.

As investment property owners we understand the need to be discreet.  If necessary, we will coordinate property inspections and site visits to occur during off-hours.  Our objective is to perform adequate inspections with a minimum of disruption (or knowledge) of your tenants, staff and third party vendors.

Our criteria change over time, as market conditions and portfolio requirements change, and we are always open to opportunities that may not be on our current list, so please feel free to drop us a line with any offering you may have available.  Send us your property information.
